Property Management

The Property Management department operates, administers, and manages all of Marldon’s property portfolio. Below are the main areas of business undertaken by Property Management.

Management companies
The department runs various management companies at properties where units  are sold on long leases and where Marldon retains the freehold. These management companies are responsible for, amongst other things, maintaining the communal areas and the fabric and structure of the building, and meeting various legal obligations.

Contractual and legal
Property Management collates the required contractual and legal documentation relating to all Marldon’s major building projects to ensure that at the end of the contract all paperwork is at the highest institutional standards. In recent years this has enabled Marldon to successfully complete the sale of property to the likes of Aviva, Henderson Global and CBREi, as well as the completion of leasehold tenancies to a variety of globally known tenants working in various sectors.

 

Insurance
The department carries out the administration of all property and company insurances ensuring Marldon, its associated partnerships, and its assets are subject to the most comprehensive cover at the most reasonable premiums. This includes dealing with any insurance claims that may arise.

 

Property matters and disputes
Property Management deals with the wide variety of property matters that arise in owning and managing buildings such as party wall matters and neighbour disputes, for the benefit of both Marldon and its tenants.

Inspection, reporting and administration
There is a continual programme of inspection and reporting on all properties which the Property Management department undertakes, as well as taking care of all of the many utility and council tax accounts that are in the name of Marldon.
